exi provided project management and cost consultancy services to a Developer/Contractor, from RIBA stage 2 through to 7 for the delivery of refurbishment of existing office space to provide 90No one and two bed apartments.

We provided our services on behalf of the contractor to ensure a clear and structured approach, enabled them to commission a project of this value in line with their business strategy, through a negotiated tender procurement route.
Approach
During the pre-construction phase; exi PM took control of the contractor’s design team to lead the design process to produce a suitable scheme that delivered the clients brief. The implementation of clear & transparent leadership, regular & structured communication, alongside effective circulation of information, ensured all disciplines were able to produce their specific outputs in line with predetermined deliverables and timescales, resulting in a robust set of contract documents.
From an exi cost perspective, in-depth market testing of sub-contract packages were provided on the contractor’s behalf, based on Stage 4 design information, in order to inform a robust tender offer & minimizing risk for all parties. Regular site visits for the production of valuation certificates and implementation of works were carried out in accordance with the employers’ requirements. Review, challenge and costing of contract variations, and monitoring of project budget were also undertaken.

Our structured and efficient approach enabled the contractor to add value to their internal processes, H&S practices and efficiency of service to their client team. We covered the contractor’s commercial and contractual interests on their behalf, in a collaborative manner and were able to offer experience and advice to help de-risk and exceed programme dates with great success.
During the construction phase; the quality of workmanship and programme were closely monitored, and design and contractual queries from project stakeholders were resolved efficiently through the PM as a central point of contact. We provided support with management of supply chain and on-site delivery. Extensive monthly reporting was delivered in a comprehensive manner, to meet the stringent requirements of the client’s funding partners.
