exi Project Management partnered with Vinci Facilities in Spring 2021 to support their small works team at St Cross Hospital, Rugby; leading on the delivery of small works schemes across the hospital.

The extent of this small works works programme covered various different capital projects, from external landscaping projects, refurbishment and upgrades of office space and patient accommodation and installation of key infrastructure systems.
In addition, the programme included the demolition of an existing redundant building to provide sufficient development space to enable the newbuild of two modular theatres and the associated de-coupling of critical services infrastructure.
Approach
Once the need for a small works scheme had been identified by the end-user they populated a Vinci Facilities pro forma prompting a visit from exi.
exi visited the end-users and worked up their requirements into a clients brief and, after liaison with appropriate sub-contractors and specialist, a costed scheme.
The costed scheme would then be played back to the end user for their sign off and internal budgeting purposes.
Once agreement was achieved, exi would then engage in arranging the works, communicating all the time with the end-users for a convenient time to commence, lead on any enabling works and the appropriate H&S documentation.
Due to the relatively low value of the works Vinci Facilities would either undertake the works in house or through a small team of external sub-contractors both routes were managed by exi through to completion and sign off by the client.
Added Value
The schemes, although relatively minor in nature, required large amounts of liaison with end-users to obtain the necessary paperwork and approvals that allowed Vinci Facilities to proceed with the requests.
The operational nature of the client’s mode of working also necessitated an almost full-time presence on site to undertake site inductions and other site-based requirements like in-person completed works sign offs.
All of the tools and techniques demonstrated within this case study can be applied to projects of varying size and type, to ensure challenges are overcome in a holistic and structured manner.
